Tenant Improvement Design In Surrey

Our client reached out to us to prepare the permit drawings for her new daycare in Surrey. For this project, the scope of work was to design the interior layout, an outdoor play area and provide the unit with proper fire separation from the rest of the building.

The interiors were designed as a single space divided by furniture to enhance the sense of spaciousness and take advantage of the natural illumination. By the entrance, we placed fixed storage space where kids can place their belongings at the beginning of the day. The water closets are located in the back of the unit where a universal W.C. can be found as the accessibility requirements indicate. The rest of the unit is accommodated for various activities for the kids to enjoy.

Daycares are classified as A-2 tenant spaces according to the BCBC 2018. The building where the project is located was originally designed to host E and D tenant spaces which require less fire protection than an A-2 tenant space. We had to upgrade the daycare’s demising walls and ceiling for it to comply with the fire separation requirements for Daycares.

We were happy to prepare a landscaping plan that also depicted the exterior playground area where kids can spend time surrounded by greenery. We also prepared a Shadow Study plan to assure that the Daycare will be properly illuminated by the sun and the shadow of the building will act as protection for the kids playing outside.

As we stayed in contact with the city, we were able to tackle any inquiries that came forward during the project review process with ease. Once she got the permit our client was very excited to start her business in a space that met all the requirements and was safely designed up to code.
